Moving expert gives home sellers a boost

Potential residents who are tired of homeowner hassles have a new ally in Kate Dukes. As Wind Crest’s first-ever personal moving consultant, Dukes provides free support to help get houses sold faster.  

The personal moving consultant position is part of Erickson Realty & Moving Services, a new program that was tested at Erickson communities in Michigan, Illinois, and Massachusetts last year. Following a successful pilot program, Erickson Retirement Communities is rolling out Erickson Realty & Moving Services at all of its communities.

A perfect fit
As a personal moving consultant, Dukes acts as a representative for clients and a liaison to their real estate agents—providing customized advice, tips, and services designed to get people to closing faster so they can start living worry-free sooner.

Licensed since 1994, Dukes has extensive experience in residential sales for companies like Prudential and RE/MAX, and she’s enjoyed being an agent. But this job will allow her to spend more time building relationships.

“Since I won’t have to spend time showing properties, I’ll be able to spend more time getting to know future Wind Crest residents and helping them reach their goals,” she says. She offers assistance with everything from pricing to marketing, staging, downsizing, packing, and moving for members of Wind Crest’s priority list (people who have put down a deposit to be on a waiting list until their dream apartment home becomes available).

No stone unturned
Following a personal visit to the priority list member’s home, Dukes begins by creating a customized assessment of what it would take to get the house in the best saleable condition. Staging, or emphasizing the house’s best features, is one of the areas where she can offer the Midas touch.

Once a house is on the market, it becomes a product, explains Dukes. Fireplaces and bay windows are great selling points, but buyers may not even notice them if they’re not showcased properly. For example, sometimes homeowners unintentionally hide features like spectacular views behind curtains or drawn blinds. “You might have all your furniture grouped around a TV, but that’s not necessarily the best placement for selling purposes,” Dukes says. She knows how to put the best house forward. She’ll even coordinate any necessary appraisals and repairs.

Dukes also carries preferred vendor lists for those who want professional help with packing, staging, downsizing—even remodeling or repairs. “These are reputable companies that can save you from having a disappointing experience,” she says.

Added ammunition
Homes in the Denver area are selling, says Wind Crest Director of Marketing Jason Atwell.

“So far, all but 6 of more than 300 people who will be moving here have sold their houses, and 3 of those 6 are from out of state,” he says. “Wherever you live, Kate’s expertise will be an added boost to get your home sold faster while maximizing your profit.”

Even with Dukes’ support, moving takes time, says Atwell. And for those who might like to get in and get settled before the next snow season, now is the time to act.

“Due in part to enhancements in floor plans and amenities, the priority list is growing,” Atwell says. “Joining that list and getting your home on the market is the only way to stay ahead of the pack and avoid inevitable price increases that are on the horizon.”
