Ten Tips to Sell Your House

Spring is historically the best season to sell a house. The warmer weather draws more people out to open houses, and many families prefer to move over the  summer when children are out of school. There are many things you can do to make your house stand out from others on the market, and make sure you get the best possible price.

Century 21 realtor Sandy Baker has been helping Chicago area homeowners sell their houses and maximize profits for 29 years. She knows what it takes to  close a deal, and she shared some of her best strategies with us.

1. Include a floor plan with your online listing: Baker says floor plans are more effective than virtual tours because they let potential buyers envision their  own furniture in the house.

2. Develop a business plan: You wouldn’t begin any other major financial transaction without a concrete business plan, and selling your house should be no exception. Set weekly and monthly goals for open houses and showings,  and keep track of your progress.

3. Make home improvements before you list: Baker says potential buyers will ask for significant price reductions if they see that they’ll have to spend a lot of money to update carpeting or repair the roof. Make repairs and improve-ments before you put your house on the market, so you can control the cost of materials and labor, instead of relying on the buyer’s estimates, which are sure to be higher.

4. Create a blank canvas: Neutral paint colors and flooring can make any  house more attractive. You may love your decorating style, but there is no guarantee that a potential buyer will share your taste. Baker says the very first  thing you should do is remove any wallpaper.

5. Choose a realtor wisely: There are countless realtors who will be   competing for your business when you decide to put your house up for sale. In addition to choosing someone you feel comfortable with, be sure to ask  potential realtors about their success rates and how well they know your  neighborhood.

6. Know your competition: Make sure you look at other listings in your area and adjust your price to the market. You don’t want to lose a potential buyer because the house around the corner was more accurately priced than yours!

7. Use a full-color brochure: An attractive, full-color brochure that highlights the best features of your house gives potential buyers something to remember it by—increasing the likelihood they will make an offer.

8. Play the numbers game: Baker encourages her clients to print 16  brochures and use them to track progress. Her goal is to hit a target of five showings a week over the course of three weeks. At the end of the three  weeks, all but one of the brochures should be gone!

9. Advertise strategically: Work with your realtor to determine the best mix  of print and Internet advertising outlets for your area and your target buyer.

10. Consider your own priorities: If you are motivated to sell your house, be realistic about pricing. Weigh the additional profit you stand to make against  your personal needs to sell your home sooner rather than later.
