Cooler temps mean hot buyers

For anyone worried that the fall months are a bad time to sell their house, Maureen Hughes of Keller Williams Real Estate has some positive news and advice for home sellers.

She says the fall months remain as good a time as any to sell a home.

“It pays to stay in the market during the fall,” she says. “Despite typically having less buyers, those who are looking for a home are more serious about purchasing.

Proper pricing
“Those looking right now are true buyers. So many buyers in the spring and summer are either people who are learning the market or those looking for a steal. Right now, those who are looking want to purchase,” she adds. Hughes says the secret to selling your house in the autumn is simple: “Make sure you price it right.”

She explains that to accurately determine the price of a home, a seller should check other sales of comparable houses in the same area over the past few months.

“Only look at the prices in the past few months because that’s what the home appraisers do,” Hughes says. Setting the price realistically is critical because “if the home is listed too high, buyers just won’t be able to get a mortgage for the home.

“Despite what a few in the media are saying, Philadelphia is not a weak market; it’s a consistent market. Prices are not going down; they’re pretty stable.”

And few real estate agents know the Philadelphia market better than Hughes. Having been a licensed realtor for more than eighteen years, she has such a good track record that 72% of her clients are repeat or referral business.

Use some foresight
Hughes says the secret to selling is not only pricing your home properly, but also showing it in the right condition—clean and clutter free.

But no one decides to move overnight. Maris Grove Retirement Counselor Julieann Brant says if you are considering moving in the next few months or next year, start preparing now.

“As a seller, talk to a professional a few months before you’re ready,” Brant says. “Find out how you can make your home the most appealing and ready to sell. Then check back in with them once you’re ready. Sometimes it’s good to get a fresh set of eyes to look at your home and give you their opinion.”

Stay the course
Brant says that small improvements to a house, like exposing hardwood floors below old carpet or putting on a fresh coat of paint, can pay huge dividends in the long run. “A little elbow grease goes a long way,” she says.

Hughes explains that once you list your home you can expect a bit longer of a wait, but not much. Right now she says houses are staying on the market for approximately 100 days, up a bit from the recent average of 90 days. “Whatever you do,” she says, “don’t take your home off the market. If you’re patient, it will sell.”

Hughes emphasizes that to sell a home quickly and at the listed price, an owner must value it realistically.

“It’s simple economics,” she says. “The market always dictates the price. And  the seller needs to meet the market. It’s all within the seller’s power. If a home is overpriced, it will take twice as long to sell.”

An open line of communication 
Hughes says that sellers should entertain all bids. “Even if someone offers you a bid lower than you want, they liked your house enough to make a written offer. Use it as a starting point for negotiation. The details can be worked out,” she says.

And to add one more piece of positive news for both buyers and sellers, Hughes says, “Interest rates are very, very good.”

Stay the course
“It’s a balancing act,” says Brant, who helps people who are moving every day. “It’s important to list your home as soon as you’re ready to move, but be patient and don’t get disheartened. All houses sell.”

Brant says that for a headache-free transaction, leave the work in the hands of professionals. “We put those who are moving in contact with a trusted agent and help you deal with the logistics of a move,” Brant explains. “Having people in your corner who know the market and the moving process helps a ton.”
