When moving first and selling second makes sense |

It never fails: Your plans are in order. Then circumstances change unexpectedly.
For Pat and Barbara Kain, the waiting game for moving to the place of their dreams meant more than just packing up and leaving their home. “We had several conflicts, including the care of an elderly parent, so the right timing did not occur until now,” says Barbara Kain, “even though we signed up to move to Highland Springs several years ago, when all that was there was a construction trailer. But we knew right off that this was the place for us.”
The advantages
Their move this month to Gardenview Court, the newest residence building at Highland Springs, means they can put their former home up for sale without worrying about unexpected visits from prospective buyers or vacating the premises whenever the Realtor schedules a showing. By moving to the new location first, they can enjoy the retirement advantages they’ve been waiting for while their former home stays ready for a showing at any time.
Gail Wrzesinski, the move-in coordinator at Highland Springs, agrees with the Kains that this plan works well. “Most people value having time to settle into their new home while evaluating what they really need,” she says. “Moving first and selling second provides the opportunity to know for certain what pieces of furniture to take to the new home and what to leave.”
When help is needed
Some sellers have a lot of furniture, so any of the remaining pieces could be used when staging the house for a quick sale, she says. Knowing that the downsizing process can be overwhelming, she provides tips to make it less stressful. She also recommends other professionals willing to share their expertise. “Most importantly,” says Wrzesinski, “is to take it one step at a time, and to know that we are available to help during each one of those steps.”
A most excellent adventure
The Kains, having detoured a bit from their original plan, view it as a step-by-step adventure and now look forward to one of the perks that enticed them to Highland Springs in the first place—the indoor swimming pool. Both are avid swimmers and plan to enjoy the luxury of a pool they don’t have to maintain.
“And I don’t have to worry about my seasonal allergies either,” Barbara Kain says. Glass-enclosed, climate-controlled walkways connect all the buildings at Highland Springs. “I don’t have to go outside unless I want to, and we still have plenty to do and places to go right on campus,” she adds.
The Kains say their journey to freedom from home maintenance has provided a new lifestyle for them with a sense of community and time to do the things they really want to do.
Even though their move was postponed several times, they are convinced that moving to Highland Springs is one of the wisest decisions they’ve ever made. “Now we’re close to everything we enjoy,” they say.
