Setting the stage for a faster sale

“There were three other condos for sale in my complex. I was the one who sold,” says Dorothy Fisher, who recently moved to Fox Run from Rochester.

Despite bleak reports about the state of the Detroit-area market, Fisher sold her condo in just two weeks. It wasn’t luck, she says—it was having the right people behind her.

“I recognized that this is a difficult market, and that’s why I decided to listen to the professionals,” she says. Once she decided to make the move, Fisher immediately sought the support of the Erickson Realty and Moving Services (ERMS) program at Fox Run.

No one size fits all
A free program available to all Priority List members, ERMS connects homeowners with the resources they need to get moving, including assistance with packing, downsizing, and even selling. Because each home is different, the ERMS program is tailored to the needs of each individual homeowner.

“ERMS is able to offer the services needed to sell any home,” says Mary Wolfe, Fox Run’s personal moving consultant and a licensed Realtor.

“We perform a personal consultation and property analysis to determine a specific plan of action for each property. Creating a plan prior to listing can really make a property stand out from the competition.”

For Fisher, selling her condo in the current real estate market was the top concern. With three nearly identical condos all up for sale in her neighborhood, Fisher needed to make her home stand out from the crowd.

“I was worried,” admits Fisher, “but the people from Erickson Realty and  Moving Services seemed so confident. They went through my house and helped with staging my home.”

‘Staging’ for a sale
Like many homeowners, Fisher was unfamiliar with the process of “staging,” or sprucing up the interior of a home to reflect what a potential buyer wants to see.

For Fisher, that meant taking down her upstairs wallpaper, painting, and rearranging furniture to maximize the appearance of space.

“I would not have thought to do that,” says Fisher, who was at first skeptical of the staging process. However, she says that she can’t deny the results. “The moving program brought me into the modern selling world. If I hadn’t had their help, I’d still be waiting to move to Fox Run,” she says.

New tools for today’s market
Fisher is not the only staging success story. HomeGain, an online resource for home buyers and sellers, conducted a 2003 survey of 2,000 real estate agents who said that for the relatively small cost of staging, sellers saw prices increase by $2,275 to $2,841. A 2004 – 2005 survey by industry training company Stagedhomes.com found that staged homes sell for an average 6.9% more.

“It has become so important, if not necessary, to stage a property before  selling,” Wolfe says. Fortunately, ERMS offers complimentary staging  consultations for Fox Run Priority List members to help bring out the best in every property.

Fisher says she’s grateful for the help that ERMS provided. The program  helped her move to Fox Run faster than she had imagined. “Fox Run is even better than I expected,” she says. “It’s going to add to my life in two ways: in years and in enjoyment of those years.”


Staging secrets that won’t break the bank

You don’t have to spend a fortune to stage your home. Try these inexpensive tips to impress potential buyers:

• Give your house a pleasant soundtrack by playing soft, unobtrusive music.

• Fill your house with fresh flowers or scented candles, or brew fresh coffee for a sweet-smelling first impression.

• Make your house sparkle by steam-cleaning the carpets and polishing the floors.

• Place fluffy white towels in the bathroom to create a calm, spa-like feel.

• Maximize the appearance of space with mirrors and lighting.

• Dress up worn or dated furniture with pillows or slipcovers or place in storage.

• Clean out your closets thoroughly to make them appear more spacious.
