Why selling your old home is easier after you've moved out

Get settled into your home at Fox Run while your old house sells in record time

Adam and Elizabeth Currie, who moved from Livonia, had lived in their previous house for 48 years before they chose Fox Run as their new home.

Most people, after they’ve decided they want to sell, simply stay put and ‘hurry up and wait’ while prospective buyers parade through their homes. Not so for the Currie’s, though: they found Fox Run, moved in, and watched in amazement as their house sold just two weeks later.

Their house had only been on the market for a total of two months, and both the Currie’s and their real estate agent are convinced that moving out was the best move they could have made.

Moving Home program made moving out easy
Fox Run’s Relocation Counselor, Sharon Baksa, paired the Currie’s with real estate agent Colleen Qua – and the result was a match made in heaven. Colleen, who works for ERA Country Ridge Realty in Livonia, has been working with Fox Run for almost two years.

“I am able to be a liaison between Fox Run and the client,” says Colleen.

Colleen was happy to offer the Currie’s ERA’s ‘Seller Security Plan,’ which is a guarantee (offered to qualified buyers) that, if the seller’s house is not sold within 180 days, then ERA will buy their house for 90% of the listed price.* “Their house sold above the appraisal rate,” says Colleen.

Advantages of moving out before the sale
According to Colleen, there are many good reasons for sellers to move out of their houses before it actually sells. Here are just a few:

1. It’s emotionally easier to leave your house without a specific ‘deadline.’

2. Nobody is inconvenienced. “If a prospective buyer wants to come and look at the house on short notice, it’s not a problem if the owners aren’t there,” says Colleen.

3. It protects the safety of the sellers; the house can be shown to buyers while protecting the sellers’ anonymity.

As for the Currie’s, they were assured they got the home they wanted at Fox Run. “They knew we wanted to be in before the winter,” says Elizabeth. “We didn’t have to go back and forth – the real estate company handled it.”

4. The cleaning and ‘staging’ of the house can be handled by the real estate company, while the sellers are settling into their new home at Fox Run.

Professionals make the transition smooth
“The Curries are making a lifestyle change,” says Colleen. “I know it’s a huge change for them, and I want to make their move as non-stressful as it can be.

“They’ve got a whole team trying to help them,” says Colleen. “I’m honored to be a part of it.”

5. In the case of the Currie’s, the prospective buyer wanted to move in quickly – within a few weeks – and was easily able to do that because the house was empty and ready for move-in.

“Everyone was very helpful,” says Elizabeth. “It was a lot easier than I thought it would be. They made it easy for us.”
